Unit Condition: Understanding Your Rights and Responsibilities as a Tenant

Finding the perfect housing solution to meet your needs can be a hectic, time consuming process. Save yourself some headaches by knowing up front what type of housing you require; the neighborhoods you would be comfortable living in; and if possible, walk all possible rentals prior to signing anything.

Walk all rentals first so you don’t end up with something like this! If you can’t personally do it, then have someone in the area that you trust do it on your behalf.

In this four week series, we will be covering the various aspects of smart renting and the steps that should be followed before signing a legally binding agreement. Below are some helpful hints and tips regarding a unit’s condition prior to arrival:

  • Always inspect the interior of a rental with the landlord or leasing agent prior to signing a lease.
  • Take photos of any and all damages and also complete a “condition upon arrival” form within 24 hours of moving in.
  • If this form is not provided, make sure to document all damages in writing too.
  • These items should include:
  • Cracks/holes;
  • Always take photos of damages no matter how big or small – especially when it is something major such as water damage.

    Water damage/stains;

  • Mold and odors;
  • Rusty water;
  • Leaks;
  • Faulty electrical wiring/outlets/light switches;
  • Inadequate heating/A/C;
  • Damaged furnishings (if applicable) and appliances;
  • Damage to the floors/carpets/baseboards;
  • Any signs you may see that there are insects or rodents living in the premises.
  • Always fill out a unit condition form upon arrival and departure and be sure you have the landlord sign it both at the beginning and end of your stay.

    Have the landlord and/or leasing agent sign a copy of either the form they provided or the written report about all damages that you created. Keep a copy of this form in a safe place for your records and so you can refer to this when you fill out the same information when you move out.

  • Check out the exterior of the building(s), common areas including courtyards, hallways, parking, and dumpsters and determine if these areas are in good condition and are well maintained.

As always, if you get an uneasy feeling about a particular complex or unit, do not sign any agreement until you are 100% satisfied with your new home.

Tips Every Successful Business Person Should Follow

The most effective hour of the work day is the first hour when you walk in the door. Most of us are prone to opening our email inboxes right away. Instead, we should use the first hour of each day to plan our schedule and accomplish some tasks first before we dive right into reading and responding to our emails.

Several very successful individuals have identified some powerful, positive ways to begin each day:

David Karp, the founder of Tumblr doesn’t check his emails at all until around 9:30am-10am. He claims that if anyone really needed him, they would call or text him.

Tony Robbins developed a concept called the “Hour of Power”(click to listen for free). This hour involves exercise, saying motivational phrases out loud, and at least 10 minutes dedicated to thinking of everyone and everything you are grateful for. This can include what you are thankful for in yourself, in your family and friends, in your career, and/or in your life. Then you visualize everything that you want in your life but do this as if you already have it today.

Develop a daily “Hour of Power” like Tony Robbins and see your business and personal life transform into something even greater than before!

This is a powerful step in making your dreams a reality. The human mind is a very powerful being that can be programmed to get what we want out of life. Getting yourself in the right state of mind will open up doors and opportunities that might not have presented themselves to the old you.

Before checking your emails, try to get a big task accomplished that you might be dreading. You should write a few tasks down on a post it the night before so you will see it first thing the next morning. Get all materials needed to get your tasks done the night before too so you won’t have to waste time with this in the morning. When you get to work the next day, review the biggest, meanest looking task that you are dreading the most and get it done first thing. This way, you have already been productive and one of your tasks can be crossed off your list.

Organize all your tasks the night before so you don’t ever feel like this. Come in the next day ready to tackle your first big task before checking your emails and be productive first thing in the morning. 🙂

Another big thing that can be done prior to checking your emails and getting into the day to day is customer service. Every day some time should be dedicated to following up with your current clients, your past clients, and your prospective clients to develop strong relationships that will help keep them coming back to your brand time and time again. You could also follow up with your mentors or interact with colleges that you normally don’t get to converse with. Basically, touch base daily with others and bring back the “human side” of work that often gets lost when focusing on immediate tasks on hand.

To sum up, do yourself a huge favor by waiting to check your emails and work on something more productive in the first hour of the work day. You will get more accomplished each day by delaying your inbox and your boss will thank you for it.
